New signal · Homeowner photos

Kitchen remodel

412 Alder St, Sacramento, CA

Sample photo of a finished kitchen remodel: white cabinets, a marble island, hexagon tile, and a stainless range. Not a real client’s home.SampleHomeowner shared

Estimated value added

$41,600–$46,400

Finish level

Mid-range

Estimate = typical project cost for this finish level × the share usually recouped at sale. Not an appraisal. Sample data for illustration. Not a real client.

Three steps

  1. 1

    Import a spreadsheet

Upload a CSV or Excel file of people you already work with. Each row needs an email and a street address, plus a city or ZIP. If a name is missing, we suggest one for you to confirm. Nothing is saved until you review the rows. The list stays private to your account. It is not a connection to a CRM, a policy system, or property-management software.

  2. 2

    Permits and photos are watched

Permit filings are checked daily and matched to those addresses. A photo signal happens only when that person opens their private link and chooses to upload photos. Those photos are graded for project type and finish, with an estimated value range.

  3. 3

    You get an email

The alert names the project and the address, with an estimated value added. That figure is an estimate, not an appraisal. You decide whether to reach out. On a signal you can set a reminder and a follow-up note.

What gets watched

Permit monitoring

Permit alerts are checked daily for Sacramento County, the City of Sacramento, Elk Grove, West Sacramento, Citrus Heights, and Yuba County (including Plumas Lake, Olivehurst, Linda, and Wheatland). More Northern California cities and counties coming soon.

Photos they choose to share

A private link, with no login, can go to each person on your list. Nothing is uploaded unless they choose to share photos.

Home value tracking

An estimated home value is kept for each address so you can see the latest figure before you reach out. It is an estimate, not an appraisal.

Calculator on the client link

Every client link includes a mortgage and refinance calculator. An alert that they opened it stays off unless that signal is enabled for your account.

Who it’s for

The same import, the same Sacramento-area permit check, and the same alert. What you do with it depends on the work you already do.

What people on your list can get

A private link

No account to create. They can upload renovation photos if they want to. Nothing is uploaded on their behalf.

A note after they share photos

When photos come in, they can get an automatic email summarizing the estimate. The estimate is labeled as an estimate, not an appraisal.

A monthly update

While your subscription is active, a monthly email can go to people who have an email on file and have not opted out. It includes an estimated value and a link to the calculator. An equity figure is included only when a purchase price and a purchase date are already on the record. They can unsubscribe.

Where permits are checked

Permit alerts are checked daily for Sacramento County, the City of Sacramento, Elk Grove, West Sacramento, Citrus Heights, and Yuba County (including Plumas Lake, Olivehurst, Linda, and Wheatland). More Northern California cities and counties coming soon.

Photo signals already work anywhere. They come from the person on your list, not from a county database.

Adding a place means finding a reliable permit source and building a matcher for it. If you work somewhere we do not cover yet, tell us. That helps decide what to add next.

What do I upload?

A CSV or Excel file. Email and street address are required, plus a city or ZIP. You review the rows, including any name we suggest, before they are saved.

Which places are covered?

Permit alerts are checked daily for Sacramento County, the City of Sacramento, Elk Grove, West Sacramento, Citrus Heights, and Yuba County (including Plumas Lake, Olivehurst, Linda, and Wheatland). More Northern California cities and counties coming soon. Photo signals work anywhere a person chooses to share photos, because those photos come from them, not from a county database.

What does the alert mean?

A signal is a reason to check in. It names the project and the address, with an estimated value added. It is not a promise that someone will sell, refinance, or need a new policy.

What does it cost?

Who can see my list?

Client records are restricted at the database level to the account that imported them. On a team, a team lead does not get another agent’s clients.
