Terms of Service
Effective October 27, 2026 · Last updated November 3, 2026
These Terms of Service (“Terms”) are an agreement between you and CasaInsight LLC (“CasaInsight,” “we,” “us”), the company that runs CasaInsight.com. They cover your use of the website, the app, and the alerts and emails we send (together, the “Service”). We’ve tried to keep them short and in plain English. Please read them, especially the sections on billing, data accuracy, and limits on liability.
1. Agreeing to these terms
By creating an account, starting a free trial, or using the Service, you agree to these Terms and to our Privacy Policy. If you’re signing up on behalf of a brokerage, team, or company, you confirm you have authority to bind it, and “you” includes that business. If you don’t agree, don’t use the Service.
2. Who can use CasaInsight
CasaInsight.com is a business tool for real estate, mortgage, insurance, and property-management professionals. To create an account you must:
- Be at least 18 years old
- Be a licensed real estate agent or broker, a licensed mortgage lender, a licensed insurance agent, a property manager, or a team lead or brokerage, in good standing (or someone working under one, such as an assistant or team member), using the Service for your business
- Not be barred from using the Service under U.S. law
The Service is not offered to consumers for personal, family, or household use. Permit alerts are checked daily for Sacramento County, the City of Sacramento, Elk Grove, West Sacramento, Citrus Heights, and Yuba County (including Plumas Lake, Olivehurst, Linda, and Wheatland). More Northern California cities and counties are coming soon.
3. Your account
Give us accurate sign-up information and keep it current. Keep your login private; you’re responsible for activity under your account. One subscription covers one agent — please don’t share a login. Tell us right away at hello@casainsight.com if you think your account has been accessed without permission.
4. Free trial, billing, and automatic renewal
Automatic renewal terms — please read. Your free trial lasts 30 days, and we collect a payment card when you start it. Unless you cancel before the trial ends, your subscription will start automatically and your card will be charged the monthly price shown on our Pricing page when you signed up, plus any applicable tax. It will then renew and be charged automatically every month until you cancel. You can cancel at any time, online, from your billing settings (see “Cancelling” below).
- Price. You pay the price shown on our Pricing page at the time you sign up, unless a different price was clearly shown to you at checkout.
- Card required. We ask for a payment card when you start your free trial. You won’t be charged until the trial ends, and not at all if you cancel before then.
- Trial reminder. We’ll email you a reminder at least 3 days before your trial ends, with the date you’ll be charged, the amount, and how to cancel.
- Confirmation. After you sign up, we’ll email you a confirmation that includes these automatic renewal terms, the cancellation policy, and how to cancel.
- One trial per agent. Free trials are for new customers only, one per person.
- Payments. Payments are processed by Stripe. By subscribing, you authorize us (through Stripe) to charge your card on a recurring monthly basis until you cancel. We don’t see or store your full card number.
- Failed payments. If a charge fails, we may retry it and may pause alerts until your billing is up to date.
- Taxes. Prices don’t include taxes unless stated. You’re responsible for any applicable sales or similar taxes.
5. Cancelling
You can cancel anytime — no contract and no cancellation fee. Cancel online from your billing settings in the app, or email hello@casainsight.com from the address on your account and we’ll cancel for you and confirm by email. If you cancel during the free trial, you won’t be charged. If you cancel after a paid month has started, your subscription stays active until the end of that billing period and then stops; you won’t be charged again.
6. Refunds
Because you can try the Service free for 30 days and cancel anytime, monthly fees are generally non-refundable and we don’t give credits for partial months. If you were charged by mistake — for example, after you cancelled, or twice for the same month — email us within 30 days and we’ll refund it. Nothing here limits any refund rights you have under applicable law.
7. Price changes and promotions
We may change our prices. If we change the price of your subscription, we’ll email you at least 30 days before the new price applies to you, and you can cancel before then. Promotional offers (for example, an extended trial) apply only as described when you sign up, and end on their own; after that, your regular monthly price applies.
8. Your client list and your responsibilities
You can import your past clients (names, addresses, and email addresses) so the Service can watch for signals and send them links to share renovation photos. By importing a client, you confirm that:
- You have a genuine prior or existing business relationship with that person
- You have the right to give us their information and to have the Service use it as described in our Privacy Policy
- You authorize CasaInsight.com to send that person service emails on your behalf, such as photo upload links, welcome emails, home report emails, and a monthly home newsletter
- You will promptly honor any request from a client to stop being contacted, and tell us so we can stop emails from the Service too
You own your client list. You give us permission to store and use it only to run the Service for you, as described in our Privacy Policy. Don’t import anyone you don’t actually know or anyone who has asked you not to contact them.
9. Contacting homeowners: follow the rules
CasaInsight.com tells you when a past client may be getting ready to sell. What you do with that information — and how you reach out — is your responsibility. When you contact anyone, you agree to follow all laws that apply, including:
- Phone and text: the Telephone Consumer Protection Act (TCPA), the National Do Not Call Registry and state do-not-call rules, and laws on autodialers, prerecorded messages, and texting consent
- Email: the CAN-SPAM Act and California’s commercial email laws, including honest subject lines, your physical address, and a working opt-out you honor
- Fair housing: the federal Fair Housing Act and California fair housing laws. Never use the Service to target, steer, exclude, or treat people differently based on race, color, religion, sex, disability, familial status, national origin, or any other protected characteristic
- Your license: real estate licensing, advertising, and brokerage rules (including those of the California Department of Real Estate and your brokerage); for lenders, mortgage licensing, RESPA, and fair lending laws such as the Equal Credit Opportunity Act; and any applicable privacy laws
We don’t review your outreach and aren’t responsible for it.
10. Acceptable use
You agree not to:
- Resell, sublicense, publish, or share data, alerts, estimates, or reports from the Service with anyone outside your own business, or use them to build a competing product or list
- Use the Service to make decisions about anyone’s credit, loan eligibility or terms, insurance, employment, housing eligibility, or tenancy
- Scrape, crawl, or bulk-download the Service, or access it by automated means other than features we provide
- Harass, stalk, or pressure homeowners, or use the Service for any unlawful, deceptive, or discriminatory purpose
- Upload anything you don’t have the right to share, or anything unlawful, harmful, or containing malware
- Try to access other users’ data, probe or break our security, or interfere with the Service
- Copy, reverse engineer, or resell the Service itself
We may remove content or suspend accounts that break these rules.
11. What our data is — and isn’t
CasaInsight.com combines public building-permit records from the Sacramento region (checked daily), photos homeowners choose to share, third-party home-value estimates, and automated (AI) analysis to suggest which past clients may be preparing to sell. Please keep in mind:
- Signals are predictions, not guarantees. An alert means someone might be getting ready to sell. Many people renovate and never sell, and many people sell without any signal.
- Public records can be wrong, late, or incomplete, and address matching isn’t perfect. We don’t control the counties that publish them.
- Estimates are estimates. Work type, quality, value added, home value, and equity figures are automated approximations. They are not appraisals, broker price opinions, inspections, or professional advice, and shouldn’t be relied on as such.
- Not a consumer report. We are not a consumer reporting agency, and the Service must not be used for any purpose covered by the Fair Credit Reporting Act.
We work hard to make the Service useful, but we don’t promise that any data, estimate, or alert is accurate, complete, or timely, or that using the Service will lead to any listing, sale, or income. Use your own judgment and verify important facts before acting.
12. Third-party data and services
The Service relies on outside providers and data sources — for example, county permit portals, home-value data (RentCast), payments (Stripe), email delivery (Resend), hosting (Vercel and Supabase), and AI analysis (Anthropic). Our Privacy Policy lists who handles what. These sources may change, limit, or stop providing data at any time, which may change what the Service can do. We’re not responsible for third-party websites or services, and your use of them may be subject to their own terms.
13. Homeowners who receive a link
If you’re a homeowner who received a photo upload link from your agent, you don’t need an account. By uploading photos or notes, you confirm they’re yours to share and give us permission to analyze them and show them, with our estimate, to the agent who sent the link, as described in our Privacy Policy. You can ask us to remove your information at any time at privacy@casainsight.com. The sections on disclaimers and liability limits below also apply to you to the extent the law allows.
14. Our content and yours
We own the Service, including its software, design, the CasaInsight.com name and logo, and the alerts, scores, and reports it generates (other than the underlying public records and your own data). While your subscription is active, we give you a limited, non-transferable right to use the Service and its outputs for your own business, under these Terms.
You keep ownership of the data and content you add. You give us the permission we need to host, process, and display it to run and improve the Service, as described in our Privacy Policy. We may use de-identified, aggregated data (which doesn’t identify you, your clients, or any homeowner) to improve accuracy. If you send us feedback or ideas, we may use them without owing you anything.
15. Suspension and termination
You can stop using the Service and cancel at any time. We may suspend or end your account if you break these Terms, don’t pay, create legal risk for us or others, or if we stop offering the Service. When we reasonably can, we’ll give you notice first. If we end the Service for reasons that aren’t your fault, we’ll refund any prepaid fees for the unused part of the current month.
If your subscription ends, alerts and emails stop. As our Privacy Policy explains, we keep your account and client-list data in case you resubscribe, unless you ask us to delete it — email privacy@casainsight.com. Sections that by their nature should continue (such as payment owed, data use limits, disclaimers, liability limits, indemnity, and disputes) survive termination.
16. Disclaimers
THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE FULLEST EXTENT ALLOWED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, AND NON-INFRINGEMENT. WE DON’T PROMISE THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE, OR THAT ANY ALERT WILL BE SENT OR RECEIVED.
17. Limitation of liability
TO THE FULLEST EXTENT ALLOWED BY LAW, CASAINSIGHT AND ITS OWNERS, EMPLOYEES, AND SUPPLIERS WON’T BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST COMMISSIONS, LOST LISTINGS, OR LOST DATA, ARISING FROM OR RELATED TO THE SERVICE. OUR TOTAL LIABILITY FOR ANY CLAIM RELATED TO THE SERVICE IS LIMITED TO THE GREATER OF (A) THE AMOUNT YOU PAID US IN THE 12 MONTHS BEFORE THE CLAIM AROSE, OR (B) $100.
Some places don’t allow certain limits, so some of these may not apply to you. Nothing in these Terms limits liability that can’t be limited by law, such as for fraud or intentional misconduct.
18. Indemnity
If someone brings a claim against us because of how you used the Service — for example, your outreach to homeowners, a violation of the TCPA, CAN-SPAM, do-not-call, or fair housing laws, data you imported without the right to do so, or your breach of these Terms — you agree to defend us and cover the resulting losses, costs, and reasonable attorneys’ fees. We’ll let you know about the claim and reasonably cooperate.
19. Governing law
These Terms are governed by the laws of the State of California and applicable U.S. federal law, without regard to conflict-of-law rules.
20. Resolving disputes
Most issues can be sorted out quickly. Before filing a claim, please email hello@casainsight.com with a description of the problem and give us 30 days to try to resolve it informally.
If we can’t resolve it, either of us may bring a claim in small claims court if it qualifies. Otherwise, claims will be brought only in the state or federal courts located in Sacramento County, California, and we both consent to their jurisdiction.
21. Changes to these terms
We may update these Terms as the Service changes. If we make a material change, we’ll update the date at the top of this page and email you at least 14 days before the change takes effect. If you keep using the Service after that, you accept the updated Terms; if you don’t agree, you can cancel before they take effect. Changes to pricing follow the “Price changes” section above.
22. General
These Terms and our Privacy Policy are the whole agreement between you and us about the Service. If any part is found unenforceable, the rest still applies. If we don’t enforce a provision right away, we haven’t waived it. You can’t transfer these Terms without our consent; we may transfer them as part of a merger, acquisition, or sale of the business. Neither of us is responsible for delays caused by events beyond reasonable control. We may send you notices by email to the address on your account.
